Surge Protection Devices (SPDs) and Rental Property Safety

Landlord Electrical Compliance | 2025 Guide | Signature Electrics Ltd.

What Is a Surge Protection Device (SPD)?

An SPD (Surge Protection Device) is an electrical safety component designed to protect your property's wiring and appliances from voltage spikes — commonly caused by:

  • Lightning strikes
  • Power grid switching
  • Faults in the supply network
  • Large appliances cycling on/off (e.g. washing machines)

SPDs work by redirecting excess voltage safely to earth, preventing damage to sensitive electronics and reducing fire risk.

Why Do SPDs Matter in Rental Properties?

Today's homes contain more sensitive electronics than ever — from smart devices to security systems.
A voltage surge can destroy these devices instantly and, in some cases, cause overheating or fire.

For landlords, an SPD isn't just about property protection — it's about:

  • Tenant safety
  • Avoiding expensive equipment damage
  • Complying with evolving regulations

Are SPDs a Legal Requirement?

Under the 18th Edition Wiring Regulations (BS 7671, Amendment 2):

SPDs must be considered in all installations.

If surge damage could affect:

  • Human life (e.g. residential homes)
  • Public services
  • Commercial activity

Then SPD must be installed, unless a risk assessment proves otherwise.

In rental properties, omitting SPD protection can now be seen as a compliance failure, especially during EICR inspections.

For detailed technical guidance, see the IET SPD Guide:

Where Are SPDs Installed?

SPDs are usually fitted at the main consumer unit (fuse board).
Modern consumer units often come with built-in SPD options or SPD modules can be retrofitted.

What If My Property Doesn't Have One?

If your EICR highlights the need for surge protection (typically a Code C3), you're not legally forced to upgrade — but it's strongly recommended, especially for:

  • Properties with expensive appliances or smart systems
  • Areas prone to power surges or lightning
  • HMO or multi-unit properties

Benefits of Installing an SPD:

  • Protect tenants' devices from damage
  • Reduce risk of electrical fire
  • Future-proof your property to current standards
  • Improve EICR outcomes
  • Protect your investment
