Why RCD Protection Is Essential for Landlords and Property Safety

Updated for 2025 | Signature Electrics Ltd. | Electrical Compliance Experts

What is RCD Protection?

An RCD (Residual Current Device) is a life-saving electrical safety device.
It constantly monitors the electrical current flowing through a circuit and will instantly switch off the electricity if it detects a fault — such as someone touching a live wire or an appliance shorting out.

In less than 30 milliseconds, an RCD can prevent electric shock, serious injury, or death.

Why RCDs Matter in Rental Properties

If you're a landlord, ensuring RCD protection isn't just good practice — it's a legal expectation under modern safety standards.

RCDs protect against:

Electric shock from damaged appliances

Fires caused by earth faults

Accidental contact with live wires

Dangerous faults before they cause harm

Legal Responsibilities for Landlords (2025 Update)

Under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, all rental properties must:

Have electrical installations inspected every 5 years (EICR)
Ensure RCD protection is present where required
Complete remedial work for C2 faults (e.g. missing RCDs) within 28 days

A missing or faulty RCD is a common EICR failure. If found, it must be corrected to achieve a “Satisfactory” report.

Where Should RCD Protection Be Installed?

Modern standards (18th Edition Wiring Regulations) require RCDs to protect:

Final circuits supplying socket outlets

Circuits in bathrooms or wet rooms

Lighting circuits in certain conditions

Any new circuits installed in existing properties

If your fuse board (consumer unit) doesn't have RCD protection, you may need a fuse board upgrade.

What If My Property Doesn't Have RCD Protection?

Depending on the property type and location, you'll likely receive a C2 code (“Potentially Dangerous”), and you'll be required to upgrade.
